Type: “Grade A” Investor Deals Only (No Owner-Occupied)
Locations: All 50 states (major cities and second-tier markets)
LTV or LTC: Up to 75%
Cap Rate: 6–9%
DCR: 1.25
Asset Types: Office, Retail, Industrial, Self-Storage, Most Apartments (specific and additional rules apply)
Sponsor Guarantee: Non-recourse (Recourse may be required if the deal is weaker)
Amortization: 25 years
Term: 3 to 15 years with balloon payments
Fixed Rate Terms: 3-year, 5-year, and 10-year (call for rates)
Fee: 1.0% plus lender fee
Index: Treasury Yield
Margin: 250–450 basis points
Timeline: Average of 60 days to close
