  • Majority of leases must be 3 years or longer  

  • Owners must have good personal credit  

  • Owner must show liquidity to cover payments for six months  

  • Must demonstrate repayment ability through current rent roll

Income Property Lending Criteria

  • Loan Size: $500,000 – $500,000,000  

  • Type: “Grade A” Investor Deals Only (No Owner-Occupied)  

  • Locations: All 50 states (major cities and second-tier markets)  

  • LTV or LTC: Up to 75%  

  • Cap Rate: 6–9%  

  • DCR: 1.25  

  • Asset Types: Office, Retail, Industrial, Self-Storage, Most Apartments (specific and additional rules apply)  

  • Sponsor Guarantee: Non-recourse (Recourse may be required if the deal is weaker)  

  • Amortization: 25 years  

  • Term: 3 to 15 years with balloon payments  

  • Fixed Rate Terms: 3-year, 5-year, and 10-year (call for rates)  

  • Fee: 1.0% plus lender fee  

  • Index: Treasury Yield  

  • Margin: 250–450 basis points  

  • Timeline: Average of 60 days to close
